What Happens When Closed Loop Systems Are Neglected

Microbiological Contamination

Stagnant closed loop water breeds bacteria and biofilm that block heat transfer surfaces and accelerate corrosion under deposits.

Efficiency Loss From Fouling

Fouling deposits insulate heat exchangers and chiller tubes, forcing your system to consume more energy to maintain temperature.

Corrosion and Equipment Failure

Without proper inhibitor chemistry, closed loop piping, coils, and heat exchangers corrode from the inside out, causing leaks and costly replacements.

Glycol Degradation

Uninhibited or degraded glycol becomes acidic over time, turning your antifreeze protection into a corrosion accelerant.

A Closed Loop Treatment Program, Not Just Chemicals

System-Specific Chemistry

Every closed loop system is different — heating loops, chilled water circuits, and glycol systems each need a tailored inhibitor program. We formulate and adjust based on your metallurgy, water quality, and operating conditions.

Proactive Monitoring and Service

We don’t wait for problems. Regular testing, coupon analysis, and DataGuard remote monitoring catch drift before it becomes damage. Your system stays in control between service visits.

Glycol Management

We test glycol concentration, pH, and inhibitor reserves on a defined schedule. When your glycol degrades, we recommend the right course of action — whether that’s supplemental inhibitor, partial drain-and-refill, or full system flush.

DataGuard: Know What’s Happening in Your System—Before Problems Start

Most treatment programs rely on periodic site visits to catch problems. DataGuard changes that.

Our remote monitoring platform tracks your water treatment parameters in real time, alerting our team when chemistry drifts outside target ranges—before scale forms, before corrosion accelerates, before you get a call about a system failure.

✓ Real-time tracking of chemical and water quality parameters

✓ Automated alerts when treatment deviates from target

✓ Reduced on-site testing burden for your operations team

✓ Data-driven optimization that reduces chemical waste and operating costs

Closed Loop Treatment Programs for Edmonton and Calgary Facilities

Guardian provides closed loop and chiller water treatment programs for commercial, institutional, and industrial facilities across the Edmonton and Calgary metro areas. Whether you manage a single chiller plant or a multi-building campus with dozens of closed loop circuits, our programs are designed to protect your systems and reduce your total cost of operation.

What Building Operators Say About Guardian

“Guardian Chemicals are the best. I’ve been using them for the past 8 years, no complaints. I take them wherever I go, if they aren’t onsite already. They’ll support any request you have as well as recommend what’s best for your building or plant.”

“With Guardian, knowing that the water is good in all our buildings now and our cooling towers are performing as they should be is what I value most. It wasn’t like this before we brought Guardian in.”

"Before starting with Guardian, we were experiencing issues with Legionella and Corrosion in our systems. Things have improved a lot over the last 2-3 years and we are very happy with the outcome."

Frequently Asked Questions about Closed Loop Water Treatment in Edmonton and Calgary

How often should closed loop water be tested?

Most closed loop systems should be tested monthly for pH, conductivity, inhibitor levels, and microbiological activity. Guardian establishes a testing schedule based on your system type and risk profile. Between visits, DataGuard monitoring tracks key parameters remotely.

What’s the difference between open and closed loop treatment?

Open loop systems (like cooling towers) lose water to evaporation and constantly introduce fresh contaminants. Closed loop systems recirculate the same water, so the main risks are corrosion, microbiological growth in stagnant sections, and glycol degradation. Treatment chemistry and monitoring schedules differ significantly.

How do I know if my glycol needs replacing?

Glycol degradation shows up as declining pH, depleted inhibitor reserves, and discoloration. Guardian tests glycol condition on a defined schedule and recommends supplemental inhibition, partial replacement, or full flush based on the results — not a calendar-based replacement cycle.

Can I switch from my current closed loop treatment provider?

Yes. We handle the transition to ensure continuous protection. Our team assesses your current program, identifies gaps, and manages the changeover so your system stays protected throughout.

Do you treat both heating and chilled water loops?

Yes. We provide treatment programs for closed loop heating, closed loop chilled water, glycol systems, and process cooling loops. Each system type gets a tailored inhibitor program based on its metallurgy and operating conditions.

What areas do you serve?

Our team serves facilities throughout the Edmonton and Calgary metro areas, as well as other locations across Western Canada. Contact us to confirm coverage for your facility.

Do I need a water test before you can recommend a program?

Often not. EPCOR and the City of Calgary publish their treated water chemistry, and we use that data with your system details to design the closed-loop program. We add a site test when it would change the recommendation, such as confirming silica or diagnosing a system with corrosion or scale problems.

Is Calgary water the same across the city?

No. Calgary is served by two treatment plants. In 2025, water from the Glenmore plant averaged about 224 mg/L hardness and 11 mg/L chloride, while water from the Bearspaw plant averaged about 174 mg/L hardness and 5 mg/L chloride. Glenmore water is roughly 30% harder with about twice the chloride, so which plant serves your building changes the scale and corrosion plan. Edmonton water from EPCOR averaged about 174 mg/L hardness in 2025.
