Water Treatment
Your water systems are a critical component of your building and need to be managed from water in to water out. Guardian delivers the three pillars required for successful water treatment: industry-leading chemistry, responsive and knowledgeable service, and the holistic processes to ensure your systems perform at the lowest possible operating cost. This approach is grounded in decades of experience and supported by a data-driven process, giving operations and leadership the peace of mind they deserve. And we do this with health and safety as our top priority—that means everything from providing the proper training to handle the products to water management plans ensuring legionella does not cause issues. We can help by providing chemistry that is designed to get the most out of your systems, and the service support needed to keep them working as long as possible.
While the best water systems will be perfectly balanced, we understand that sometimes not everything goes as planned. That is why we also have a suite of solutions such as defoamers, descalers and odour controllers to help get your system back on track and operating at peak performance.
Sanitizing & Disinfecting
The best water systems will be perfectly balanced to minimize scale issues. However, once scale develops, it can impact the efficacy of your boilers, chillers, cooling towers, and heat exchangers. By treating this issue as soon as it’s noticed, you can prevent further negative impacts on your systems and equipment. We have the systems and people to properly treat the issue and optimize your system’s performance, no matter what condition it’s in.
Descaling
The best water systems will be perfectly balanced to minimize scale issues. However, once scale develops, it can impact the efficacy of your boilers, closed-loop water systems and fire water systems. That’s why we have created a range of effective descaling solutions that can help restore your system to its peak performance. By treating this issue as soon as it’s noticed, you can prevent further negative impacts on your systems and equipment. But descaling an old system comes with its own unique challenges—a system should not be worse off after descaling than it was before. We have the systems and people to properly treat the issue and optimize your system’s performance, no matter what condition it’s in.
We Can Help Keep Things Running Smoothly
Every system has its own unique balance to maintain, and we’re here to help you do it.
At Guardian Chemicals, we work with you to find the best solution possible by prioritizing what matters most to you. On-site visits from our experts to ensure that your chemistry keeps your system optimized for efficient use of water and power, and we’re a phone call away whenever your needs evolve.
We don’t believe in ‘deliver-and-done’. True benefits revolve around the consistency of program execution, which is why we’re there when you need us both for regular servicing and emergency support for life.

Our experts know your industry and will seek to understand the unique challenges of your business. Let’s talk.

Your systems and processes are interconnected. We’ll arrange a site visit to understand the bigger picture.

Frequently Asked Questions About Chemical Solutions for Commercial Buildings
Heating boilers and their hot water loops, chilled water, any cooling tower or evaporative condenser, glycol loops serving make-up air or snow melt, and domestic hot water. Each has its own failure mode, and treating them as one programme is what keeps the testing and records coherent.
Look at trended test results, not a single reading. Iron and copper in closed loops tell you whether corrosion is active. Conductivity trends tell you whether make-up is entering a closed system. On the tower, cycles of concentration and bacteria counts tell you whether the programme is controlled or just dosed.
It shows up as energy first and capital later. Scale and fouling raise the energy needed for the same heating or cooling, and corrosion shortens the life of boilers, chillers, coils and piping. Replacing a chiller barrel or repiping a riser early is a capital event that started as a treatment line item somebody trimmed.
Because it is leaking somewhere: a relief valve, a seal, an air separator, or a heat exchanger. Every litre of make-up brings dissolved oxygen with it, so a loop that takes constant make-up is a loop that is corroding constantly. Find the loss before increasing the chemical dose.
If the building has a cooling tower, evaporative condenser, decorative water feature, or domestic hot water with low-use outlets, yes. Insurers, some jurisdictions and most institutional tenants now ask for it, and the assessment is what tells you which controls are actually needed rather than which are commonly sold.
More often than people expect. Loss of heating or cooling capacity from fouled coils, exchangers or condensers presents to tenants as a comfort complaint and to the operator as a mystery. Checking heat transfer surfaces is worth doing before rebalancing the air side.
Lay them up properly. Heating systems idle through summer and cooling systems idle through winter, and idle systems full of oxygenated water corrode faster than running ones. A wet layup with scavenger and elevated pH, or a dry layup, is a small amount of work that prevents a lot of damage.
Our representative, on a service schedule, leaving written results with your property manager. Buildings without a full-time operator are common, and the programme has to be designed so the record-keeping happens without anyone on site having to remember it.
Yes, and it is usually cheaper. Standardising products, testing and reporting across a portfolio reduces inventory, makes results comparable building to building, and gives asset managers a single view of which properties have mechanical risk building up.
