Soft water is corrosive water

Metro Vancouver draws its water from the Capilano, Seymour and Coquitlam watersheds. It is very soft by Canadian standards: Metro Vancouver’s 2024 water quality report puts treated water hardness at about 22 mg/L as CaCO3 or lower, with alkalinity around 21 mg/L and conductivity near 50 µS/cm. The region adds lime and adjusts pH as part of its corrosion control program to protect copper pipe, but water this low in minerals still has little natural buffering.

That changes the treatment priorities. Scale is rarely the main problem. Corrosion of steel and copper in closed loops, boilers and condensers is, along with keeping pH and inhibitor levels steady. Because the utility publishes its data, we can usually design your program from it and your system details, and test on site where that would change the plan.

Corrosion in closed loops

Low-mineral water gives little buffering, so inhibitor and pH control carry more weight.

Copper protection

Soft, low-alkalinity water can attack copper. Inhibitor selection has to protect it.

Legionella risk

Cooling towers and domestic systems need a documented water management approach.

New building commissioning

Domestic water systems are often cleaned and disinfected before a building opens. Guardian does this work.

Proven on Vancouver job sites

Guardian’s water treatment team completed the chlorination and disinfection of the domestic water system at a new Hospital in Vancouver before it was placed into service. Working alongside the project’s general and mechanical contractors, the crew treated about 6,000 fixtures over four days.

Guardian’s BC representative works from our Kamloops office and serves customers across the province, including the Lower Mainland.

Guardian programs follow Association of Water Technologies (AWT) best practices and cover the whole system: pre-treatment equipment, automated chemical feed and controls, the treatment chemistry, and regular on-site service.

For a new building, that starts before occupancy: a clean, disinfected system and a treatment plan in place on day one.

DataGuard 2.0: Know What Your Systems Are Doing

DataGuard is Guardian’s data logging, analysis and reporting app, included with Guardian water treatment programs. Owners, operators and our service team all see the same data.

Water Treatment Across the Lower Mainland

Guardian serves hospitals, commercial and residential towers, schools and industrial facilities in Vancouver, Burnaby, Richmond, Surrey, Delta, North Vancouver, Coquitlam and the Fraser Valley, and across British Columbia.

What Building Operators Say About Guardian

“Guardian Chemicals are the best. I’ve been using them for the past 8 years, no complaints. I take them wherever I go, if they aren’t onsite already. They’ll support any request you have as well as recommend what’s best for your building or plant.”

“With Guardian, knowing that the water is good in all our buildings now and our cooling towers are performing as they should be is what I value most. It wasn’t like this before we brought Guardian in.”

"Before starting with Guardian, we were experiencing issues with Legionella and Corrosion in our systems. Things have improved a lot over the last 2-3 years and we are very happy with the outcome."

Frequently Asked Questions: Water Treatment in Vancouver

Does Guardian serve Vancouver and the Lower Mainland?

Yes. Our BC representative works from our Kamloops office and serves customers across the province, and Guardian water treatment crews have worked on Vancouver projects.

Why does soft water need treatment?

Very soft, low-alkalinity water has little natural buffering and can be corrosive to steel and copper. In closed loops and boilers, the program has to hold pH and inhibitor levels steady to protect the metal.

Do I need a water test before you can recommend a program?

Often not. Metro Vancouver publishes its treated water chemistry, and we use it with your system details to design the program. We add a site test when it would change the recommendation, such as diagnosing corrosion in an existing system.

What is DataGuard?

DataGuard is Guardian’s data logging, analysis and reporting app. It shows whether each system is within its control ranges, sends alerts, and keeps reports, test procedures and safety data sheets in one place. It is included with Guardian water treatment programs.

Can you help with Legionella risk in cooling towers?

Yes. Guardian supports Legionella risk management and water management plans for cooling towers, alongside the treatment program itself.

What systems do you treat?

Steam and hot water boilers, open cooling towers, closed-loop heating and chilled water systems, domestic water disinfection for new buildings, and pre-treatment equipment such as softeners.

Is Guardian a Canadian company?

Yes. Guardian Chemicals is Canadian-owned, headquartered in Sturgeon County, Alberta, and has been in business since 1960. We also operate in the United States as Guardian Chemicals USA, with blending plants in both countries.
