What Happens When Cooling Tower Treatment Falls Short?

Cooling towers create ideal conditions for scale, corrosion, and dangerous microbiological growth. Without an effective treatment program, your system works harder, costs more to run, and puts your facility at risk—including the risk of Legionella, which can cause fatal illness and trigger serious legal and reputational consequences.

Legionella and Health Risk

Cooling towers are a primary source of Legionella exposure, putting building occupants and the surrounding community at risk.

Efficiency Loss From Scale

Mineral deposits insulate heat transfer surfaces, forcing your system to consume more electricity to maintain temperature.

Corrosion and Equipment Damage

Uncontrolled water chemistry causes leaks, tube failures, and premature equipment replacement.

Regulatory Exposure

Poor treatment puts your compliance with water management plan and Legionella testing requirements at risk.

More Than Chemicals. A Cooling Tower Program Built for Compliance and Performance.

Your cooling tower treatment program should do more than deliver chemicals on a schedule. It should actively protect your system, reduce your risk, and give your operations team confidence that water quality is under control.

Guardian’s cooling tower treatment programs include:

✓ Tailored chemistry for scale, corrosion, and microbiological control designed for your specific water conditions

✓ Legionella risk management including biocide programs, Legionella testing support, and water management plan guidance

✓ Scheduled on-site service visits from cooling tower treatment specialists

✓ Regular water quality testing and system inspections

✓ 24/7 remote monitoring through our DataGuard platform—catching chemistry drift before it becomes a problem

✓ Documentation and reporting to support your compliance requirements

Whether you’re managing a single cooling tower or a multi-site portfolio, Guardian builds programs around your operational reality—not a one-size-fits-all chemical delivery schedule.

DataGuard: Know What’s Happening in Your System—Before Problems Start

Most treatment programs rely on periodic site visits to catch problems. DataGuard changes that.

Our remote monitoring platform tracks your water treatment parameters in real time, alerting our team when chemistry drifts outside target ranges—before scale forms, before corrosion accelerates, before you get a call about a system failure.

✓ Real-time tracking of chemical and water quality parameters

✓ Automated alerts when treatment deviates from target

✓ Reduced on-site testing burden for your operations team

✓ Data-driven optimization that reduces chemical waste and operating costs

What Building Operators Say About Guardian

“Guardian Chemicals are the best. I’ve been using them for the past 8 years, no complaints. I take them wherever I go, if they aren’t onsite already. They’ll support any request you have as well as recommend what’s best for your building or plant.”

“With Guardian, knowing that the water is good in all our buildings now and our cooling towers are performing as they should be is what I value most. It wasn’t like this before we brought Guardian in.”

"Before starting with Guardian, we were experiencing issues with Legionella and Corrosion in our systems. Things have improved a lot over the last 2-3 years and we are very happy with the outcome."

Frequently Asked Questions about Cooling Tower Water Treatment

What does a cooling tower treatment program include?

A Guardian cooling tower program includes tailored scale, corrosion, and biocide chemistry, scheduled on-site service visits, regular water quality testing (including Legionella testing support), water management plan guidance, and 24/7 remote monitoring through our DataGuard platform.

How do you help with Legionella compliance?

We provide comprehensive Legionella risk management including biocide treatment programs, Legionella bacteria testing coordination, water management plan development support, and documentation to help your facility meet compliance requirements. Our programs align with ASHRAE and AWT best practices.

How much does a cooling tower treatment program cost?

Costs vary by system size, number of towers, water conditions, and operating demands. Cooling tower treatment is typically a small fraction of total system operating cost—and effective treatment generates significant savings in energy, maintenance, and equipment life. We provide transparent pricing with your free assessment.

Can I switch from my current cooling tower treatment provider?

Yes. We handle the transition to ensure continuous protection. Our team assesses your current program, identifies gaps, and manages the changeover so your system stays protected throughout.

What areas do you serve for cooling tower treatment?

Our team serves facilities throughout the Edmonton and Calgary metro areas, as well as other locations across Western Canada. Contact us to confirm coverage for your facility.

Do you provide water management plans?

Yes. We help facilities develop and maintain water management plans for cooling tower systems as part of our treatment programs, supporting compliance with local and national guidelines for Legionella prevention and water quality management.

Do I need a water test before you can recommend a program?

Often not. EPCOR and the City of Calgary publish their treated water chemistry, and we use that data with your system details to design the cooling tower program. We add a site test when it would change the recommendation, such as confirming silica or diagnosing a system with corrosion or scale problems.

Is Calgary water the same across the city?

No. Calgary is served by two treatment plants. In 2025, water from the Glenmore plant averaged about 224 mg/L hardness and 11 mg/L chloride, while water from the Bearspaw plant averaged about 174 mg/L hardness and 5 mg/L chloride. Glenmore water is roughly 30% harder with about twice the chloride, so which plant serves your building changes the scale and corrosion plan. Edmonton water from EPCOR averaged about 174 mg/L hardness in 2025.
