Water Treatment Solutions for
Building Construction
Water treatment chemicals to protect heating, cooling, and process water systems in
new buildings and renovations
What if You Could Start off on a Better Foot?
New construction shapes our communities. When you build new residential or commercial spaces, every decision you make impacts the longevity of the building. And when it comes to water treatment chemicals, these decisions couldn’t be more critical. Because the right chemistry will ensure lower utility usage and better equipment performance now and for years to come.
You Need a Chemical Partner That Looks to the Future
Science, solutions & service work together for superior short- and long-term results
When a building is under construction, there is a unique opportunity to design your water treatment systems. A properly designed system will use the equipment to its fullest potential and will reduce maintenance costs over the life of the assets. But that isn’t the only obstacle you will face. Commissioning a water system means getting rid of dirt, debris, and oils from inside the piping. That’s why you need a chemical partner who understands the two essential truths of your industry: cleaner equipment means better performance, and every extra minute of efficiency adds up. That’s why at Guardian, we strive to deliver solutions that work.
Programs for your systems: boiler water treatment, cooling tower treatment, closed loop and chiller treatment and DataGuard monitoring. Local service: Edmonton and Calgary, Toronto, Vancouver and Florida. Guide: HVAC closed loop water treatment.

Water Treatment
Water systems are critical to building longevity—and when you’re creating a new building or facility, you’re poised to set its systems up for future success. To ensure your new construction starts off with the best possible configuration of systems, Guardian delivers the three pillars required for successful water treatment: industry-leading chemistry, responsive and knowledgeable service, and the holistic processes to ensure your systems perform at the lowest possible operating cost. This approach is grounded in decades of experience and supported by a data-driven process, giving operations and leadership the peace of mind they deserve. And we do this with health and safety as our top priority—that means everything from providing the proper training to handle the products to water management plans ensuring legionella does not cause an issue for your building. We can help by providing chemistry that is designed to get the most out of your systems, and the service support needed to keep them working as long as possible.
Sanitizing & Disinfecting
Cleaning and disinfecting often gets ignored in new builds. Protect the health of everyone in and around your buildings from the visible and invisible bacteria, fungi, and other contaminants that can linger for days in the right environment. Guardian’s wide variety of solutions include several registered with Health Canada. All our hard surface cleaners, sanitizers, and disinfectant chemicals are made to ensure the cleanliness of contaminated surfaces.
We’re Not Satisfied with the Status Quo
Every system has its own unique balance to maintain, and we’re here to help you do it.
At Guardian Chemicals, we work with you to find the best solution possible by prioritizing what matters most to you. On-site visits from our experts to ensure that your chemistry keeps your system optimized for efficient use of water and power, and we’re a phone call away whenever your needs evolve.
We don’t believe in ‘deliver-and-done’. True benefits revolve around the consistency of program execution, which is why we’re there when you need us both for regular servicing and emergency support for life.

Our experts know your industry and will seek to understand the unique challenges of your business. Let’s talk.

Frequently Asked Questions About Chemistry for New Construction
Pre-commissioning cleaning and flushing of the hydronic systems, then passivation and the start of the treatment programme. New systems come with mill scale, cutting oil, flux, pipe dope and construction debris in them, and none of that belongs in a chiller barrel or a boiler.
Because construction leaves residue behind. Cutting oil and flux interfere with corrosion inhibitor films, mill scale and debris plug strainers and coils, and organic residue feeds biological growth. A system commissioned dirty spends its whole life underperforming, and the cause becomes invisible within a year.
A documented process: fill, add a cleaning chemistry suited to the residue present, circulate at temperature for a set period, flush to a defined clarity or conductivity target, then refill and treat. The flush endpoint and the records are what turn it from a rinse into a commissioning deliverable.
At the first fill, not at occupancy. Systems routinely sit full of untreated water for weeks or months between hydrostatic test and handover, and that period causes real corrosion. Treating the fill water, or laying the system up if it will stand idle, protects equipment during the gap nobody owns.
It depends on the specification, and that ambiguity is the problem. It usually sits with the mechanical contractor, but it is often assumed to be someone else’s scope. Clarifying it in the specification, with a defined endpoint and a required report, is what makes it actually happen.
Frequently, yes. Boiler, chiller and heat exchanger warranties commonly require documented water chemistry within stated limits. A warranty claim is where the absence of records becomes expensive, because the manufacturer asks for the water test history and there isn’t one.
The cleaning and flush report, the initial water analysis, the treatment programme with its target ranges, and the first set of test results. That package gives the incoming operator a baseline to work from rather than an unknown system to inherit.
Yes. Send us the specification and the system drawings and we will confirm what the cleaning and treatment scope needs to include and what documentation to require, before it becomes a change order during commissioning.
Yes, and the transition between them is the point that needs attention. We do the pre-commission work with the contractor and hand the ongoing programme to the owner or property manager with the records intact, so nothing restarts from zero at occupancy.
The right blend innovative science and unsurpassed service solve issues before the become major problems.
