Water Treatment Solutions and Facility Maintenance Chemicals for Schools, Universities, and
Educational Institutions
Reliable chemicals to maintain your facility and heat transfer equipment—including
boilers, cooling towers, and closed-loop systems
Your Responsibility is Huge
Being responsible for our community’s educational buildings means your job is essential. Whether you’re managing the district’s elementary schools or a university, it’s critical that your heating and cooling systems stay running at all times. And with budgets seemingly always getting tighter, you need to make sure the assets last as long as possible.
You Need More Than Just Chemistry
You also need a chemical partner who understands your unique pressures
Most educational institutions rely on legacy equipment for their heating and cooling systems. Making sure these systems not only perform to standard despite their age or history, but also continue to for years to come, requires a thorough assessment, critical knowledge, and responsive service. At Guardian, we understand both your need for specialized chemistry and the pressures you face for reducing budget and meeting environmental guidelines.
Programs for your systems: boiler water treatment, cooling tower treatment, closed loop and chiller treatment and DataGuard monitoring. Local service: Edmonton and Calgary, Toronto, Vancouver and Florida. Case study: school boiler treatment in Saskatchewan.

Water Treatment
Water systems are a critical component of the infrastructure of educational institutions and need to be managed from water in to water out. Guardian delivers the three pillars required for successful water treatment: industry-leading chemistry, responsive and knowledgeable service, and the holistic processes to ensure your systems perform at the lowest possible operating cost. This approach is grounded in decades of experience and supported by a data-driven process, giving operations and leadership the peace of mind they deserve. And we do this with health and safety as our top priority—that means everything from providing the proper training to handle the products to water management plans ensuring legionella does not cause an issue for your institution. We can help by providing chemistry that is designed to get the most out of your systems, and the service support needed to keep them working as long as possible.
While the best water systems will be perfectly balanced, we understand that sometimes not everything goes as planned. That is why we also have a suite of solutions such as defoamers, descalers and odour controllers to help get your system back on track and operating at peak performance.
Sanitizing & Disinfecting
Keep students, faculty, and administrative staff safe from the visible and invisible bacteria, fungi, and other contaminants that can linger for days in the right environment. Guardian’s wide variety of solutions include several registered with Health Canada. All our hard surface cleaners, sanitizers, and disinfectants are made to ensure the cleanliness of contaminated surfaces.
Descaling
The best water systems will be perfectly balanced to minimize scale issues. However, once scale develops, it can impact the efficacy of your boilers, chillers, cooling towers, and heat exchangers. By treating this issue as soon as it’s noticed, you can prevent further negative impacts on your systems and equipment. We have the systems and people to properly treat the issue and optimize your system’s performance, no matter what condition it’s in.
We’re Here to Make a Difference
When it comes to meeting the unique challenges of managing educational facilities, you need specialized service as well as solutions.
We’re here to help. At Guardian Chemicals, we know that no system is the same, and each solution needs to be carefully considered. What works for someone else may not make sense for the equipment or objectives in your district. It’s the ability of our team to not just work within these unique challenges but to excel at finding the best solution, that sets Guardian apart.
We don’t believe in ‘deliver-and-done’. True benefits revolve around the consistency of program execution, which is why we’re there when you need us both for regular servicing and emergency support for life.

Our experts know your industry and will seek to understand the unique challenges of your business. Let’s talk.

Your systems and processes are interconnected. We’ll arrange a site visit to understand the bigger picture.

Frequently Asked Questions About Chemical Solutions for Schools
Most school districts need three things covered: heating boilers and their layup over summer, any chilled water or cooling tower serving the building, and domestic hot water where temperature is held down for scald protection. The summer shutdown is the part that gets missed, and it is where most of the corrosion damage happens.
Because they sit idle, full of oxygenated water, at ambient temperature. That is close to ideal conditions for oxygen pitting. A wet layup with an oxygen scavenger and elevated pH, or a proper dry layup with desiccant, prevents it. Doing nothing over an eight-week break costs more tube life than a full heating season.
Stagnation is the driver. Extended closures let disinfectant residual decay and biofilm establish in low-flow branches and dead legs. Before reoccupancy, flush the system through every outlet, verify temperature at the far points, and confirm residual. Build the flush into the reopening checklist rather than treating it as a one-time exercise.
Yes, with product selection and procedure doing the work. Choose products cleared for occupied spaces, keep contact time achievable for custodial staff in a real shift, and control dilution at the station so nobody is mixing by eye. Most school sanitation problems are dilution and contact time, not the product.
Hard make-up water plus heat. Dishwashers, booster heaters, steamers and shower mixing valves all concentrate hardness at the hot surface. Regular descaling on a condition-based schedule keeps energy use and element life where they should be, and is far cheaper than replacing a booster heater every few years.
We do the technical part. Our field representatives set the programme, test on a schedule, adjust dosing, and leave written results with your facilities lead. Districts without an in-house water treatment person are the norm for us rather than the exception.
Treat it as one programme rather than per-building purchases. Standardising products and testing across the district cuts inventory, makes training portable between sites, and makes year-over-year comparison possible. We build the site list and service schedule around your division’s calendar.
Test results by building with the treatment ranges, product safety data sheets, and a service record showing what was checked and when. That record is usually what a board or an insurer asks for, and having it current is easier than reconstructing it.
Yes. Sanitizers and disinfectants, general cleaners and degreasers, and descaling products come from the same supplier and the same representative, which is why most districts consolidate. One contact covers the boiler room and the custodial closet.
